The Villa is just 2.5km from one of Italy's most beautiful villages, Montone. The piazza with its bar and restaurants is a wonderful place for a morning coffee & pastry, an ice cream in the afternoon, or an evening 'al fresco' meal.

You'll love your early morning swims

The swimming pool season in Italy is remarkably, and surprisingly short.  The extremely cold Umbrian Winters combined with 'fresh' Spring weather leave most swimming pools uncomfortably cold well into July.  To ensure that you have full use of the swimming pool regardless of the weather or time of year, an eco-friendly heating system was added in 2016.  It's proven to be a huge success - comfortable swimming whenever you stay - guaranteed!

Garden & Outside Area

The house is surrounded on all sides by gardens.  A 'loggia' (covered area) is effectively an extra room with a huge dining table for those outdoor lunches and softly-lit evening meals & BBQs.  Whether it rains (not usually) or just for shade from the sun, you can eat comfortably out here - even as a large family group.

  • One hectare of woods and garden with mature oak and walnut trees. Garden recently landscaped including newly planted olive and fruit trees.

  • Ample parking within the boundary of the property.  Secure and covered for sun protection.

Our children's play area is very popular.  A slide, swings and wonderful built-in trampoline (great for adults too!) offer hours of fun for the kids and an addition to the pool.

It was created in an area close enough to the house to keep an eye on everyone, but far enough away to not disturb those reading  or relaxing quietly in the garden/pool area.
